Large subdivisions of single-detached homes and townhomes have been developed around the central village from the 1990s onward, and 86 per cent of the housing is single-detached, the highest share in the Town.

The village and the subdivisions are two different service worlds. Baldwin Street North still holds heritage homes with Victorian architecture, and the 1950s Meadowcrest subdivision added ranch-style bungalows on large lots. Around them sits twenty-first-century detached stock with front-facing double garages. Brooklin also keeps growing: Whitby Council adopted the Brooklin urban expansion plan to 2051 in March 2026, introducing urban designations west and east of the existing community, subject to Ministry approval of the wider Official Plan amendment.
