Repair or replace?

A correctly specified and properly installed sectional door gives long service, and the components with shorter lives, springs, rollers and the operator, are all replaceable within it. When springs, cables, rollers, hinges and sections are all near the end of their service life at once, replacement usually costs less than the sequence of repairs that would otherwise follow.

Corrosion and moisture damage

Rust from the bottom edge, delaminated skins or swollen wood cannot be reversed. Once it reaches the fixings that carry the lift hardware it becomes a safety matter.

Thermal performance

An uninsulated door on an attached garage with living space above or beside it is a large uninsulated wall. An insulated sectional door is also stiffer and quieter in operation.

Appearance and resale

What to Handle Yourself

Installation involves setting spring tension on a door whose weight has just changed, which is the point at which improvised work causes injuries. Springs must be sized to the finished door and wound with proper bars. Track and operator mountings must go into structure. Photo eyes must be mounted low across the opening. A new insulated door is usually heavier than the door it replaces, so reusing the old springs is not acceptable practice. Both the contact reversal and the photo-eye reversal are proven before the door is left in use.

How We Work Through It

  1. Measure and assess the opening

    Finished opening width and height, headroom, backroom, jamb and header condition, floor level and any existing track are all recorded. Track radius and spring specification follow from these, not from preference.

  2. Specify the door to the house

    Construction, insulation value, panel profile, glazing pattern, colour and hardware are chosen with the elevation and the use of the garage in mind, and heritage district status is confirmed where it applies.

  3. Remove and prepare

    The old door, track and hardware are removed and taken away, and the opening is prepared: jambs checked and made good where needed, header assessed for the spring anchor, floor level checked for the seal.

  4. Install, balance and prove

    Track is set plumb and level, the door is hung square, springs are sized and wound to the door's weight, the operator is fitted or reconnected, and balance and both safety reversals are tested before handover.

How much insulation do I actually need?
It depends on what the garage adjoins. Where there is living space above or beside it, or the garage is heated or used as a workshop, a well-insulated sandwich-construction door earns its keep in comfort and in noise, and it is also stiffer and quieter to run. On a detached, unheated garage the thermal argument is weak, and the reasons to choose an insulated door become panel rigidity, quieter operation and durability rather than energy.
Do I have to replace the opener at the same time?
Not automatically. An existing operator in good condition can be reconnected to a new door, provided it suits the door's weight and the rail arrangement still fits. What must happen is that travel limits and force settings are reset to the new door, because a heavier insulated door changes the running effort. Where the existing unit is old, noisy or lacks photo eyes, replacing both at once is usually the better value.
How long does a replacement take?
A straightforward single-opening replacement is normally completed in one visit: removal, opening preparation, track, door, springs, operator connection, balance and safety testing. What extends it is opening work discovered on the day, such as jamb repair or a header that needs backing for the spring anchor, and non-standard sizes that have to be ordered. Both are flagged at the measuring stage so the schedule is realistic.
Can a wider or taller opening be accommodated?
Usually, and it is a measurement question rather than a product question. Wider doors need springs sized to their actual weight, horizontal reinforcement on the operator section and matched cable wind on both drums. Taller openings need enough headroom for the chosen track radius and enough backroom for the horizontal track. Where headroom is tight, low-clearance track and jackshaft operators solve most cases. It is all confirmed on site before anything is ordered.
