Taunton North was added to Whitby's urban boundary in the 1993 Durham Region official plan and has been filling in ever since, with development of both housing and commercial space, big-box retail included, still under way. It holds the newest urban stock in the Town: 45 per cent of dwellings from 2001 to 2005, 24 per cent from 2006 to 2010 and 20 per cent from 2011 to 2016, which puts 89 per cent of the housing after the year 2000. Taunton Road itself is the main east-west thoroughfare across Durham Region, originally the 4th Concession and renamed in the 1960s.
The build pattern is unusual and it matters for service. Rather than one continuous phase, Taunton North has pockets of new homes spaced through the neighbourhood, and local description calls it an area in transition from rural countryside to urban community. Housing runs from large detached executive homes to more modest detached family houses and starter townhomes, with 76 per cent single-detached and 18 per cent row housing. So a wide executive double, a standard family double and a narrow townhouse single can all sit within a couple of blocks, at three different ages.
On stock this new the failures are rarely worn-out parts. What comes up instead is commissioning and setup: force and travel limits left at defaults, photo eyes mounted too high or knocked out of alignment, doors delivered a few millimetres out of square, and unreinforced top sections flexing under the operator arm. The 2001 to 2005 pockets are the exception, now old enough for original springs and rollers to be genuinely due. Anything on a recent closing is checked against warranty first. On the townhouse openings, side room is measured before roller or bracket options are proposed.
Young stock fails at its electronics and its settings long before its steel, so operator diagnosis, safety-system alignment and guide-system correction are the jobs that recur here.
